The Problem

Every Owner Walks the Same Sidewalks, Drives Past the Same Entrance, and Tells the Board What They Think

An HOA's common areas are judged by everyone who lives there, every single day. Black streaking on the clubhouse, a slick green pool deck before the season opens, orange rust bleeding across a white entrance monument from the irrigation, and mildewed sidewalks that run the length of the neighborhood. These are what fill a board inbox and surface at the owners' meeting. For a board member or community association manager, the hard part isn't seeing that it needs cleaning; it's getting a fairly priced, properly insured vendor approved, scheduled across the whole community, and documented well enough to defend the spend in the reserve budget. That's exactly what we do: one insured vendor for the entire community's exterior on a recurring, board-approved plan, with a COI naming the association as additional insured and before/after photos for the board packet.

"The entrance and the pool deck set the tone for the whole community, and in the Lowcountry, mildew and irrigation rust come back on a schedule. So should the cleaning."

The Pressure Wash Charleston Solution

How We Keep HOA & Community Associations Clean

  • The full common-area scope under one vendor: clubhouse and amenity buildings, pool deck, community sidewalks and trails, entrance monuments and signage, fences, and mailbox kiosks.
  • Irrigation and fertilizer rust removal that actually restores white concrete, monuments, and signage instead of just masking the stain.
  • Board-approved, RFP/bid-ready proposals with itemized scope and pricing your board can vote on and budget into reserves.
  • $2M general liability with a Certificate of Insurance naming the association as additional insured, kept current on file.
  • Uniform, community-wide treatment on a recurring plan, with every owner's street and amenity held to the same standard, documented with before/after photos.

Pressure Wash Charleston works with HOA boards and community association managers across the Charleston metro as a single exterior-cleaning vendor for the whole community. From the entrance monument owners pass every morning to the pool deck, clubhouse, and the network of sidewalks that ties the neighborhood together, we put the common-area cleaning on one insured, recurring agreement, so the board makes one decision, tracks one COI, and approves one invoice. Built for How a Board Actually Approves Work

Boards run on budgets, votes, and documentation. We provide an itemized, RFP-ready proposal you can put in front of the board, a COI naming the association as additional insured, and before/after photos for the meeting packet, so a reserve-funded cleaning line is straightforward to approve and easy to defend to owners.

The Common-Area Scope We Handle

Across the community we handle concrete and flatwork cleaning for sidewalks, the pool deck, and courts, building washing for the clubhouse and amenity buildings, rust and battery-acid stain removal for irrigation rust on monuments and white concrete, general pressure washing, and gutter cleaning on the clubhouse and amenity buildings, all on one recurring schedule.

Questions

Common HOA & Community Associations Questions in Charleston, SC

Straight answers to the questions Charleston businesses and property managers ask most.

Can you put together a proposal our HOA board can vote on?

Yes. We provide an itemized, RFP/bid-ready proposal with a defined scope of work, schedule, and pricing for the whole community, so your board has a clear document to review, vote on, and budget into reserves. We're happy to break the common-area scope out amenity by amenity so nothing is ambiguous at the meeting.

Do you carry insurance and name the association as additional insured?

Yes. We carry $2M general liability and issue a Certificate of Insurance naming the association (and your management company, if applicable) as additional insured to your exact requirements, and we keep it current on file. Send us your insurance language and we'll have the certificate to you before the first visit.

Can you get the irrigation rust off our entrance monument and white sidewalks?

Usually, yes. Orange irrigation and fertilizer rust on white concrete, brick monuments, and signage needs a rust-specific treatment, not just pressure. Pressure alone tends to drive it in. We use the correct rust remover for the surface to lift the staining rather than mask it, then can set a cadence so it doesn't build back up between visits.

How often should an HOA have its common areas cleaned?

In the Lowcountry's heat and humidity, mildew and algae return on a predictable cycle, so most communities run a recurring plan, commonly annual or semi-annual for sidewalks and buildings, with the pool deck timed before the season opens. We'll recommend a cadence per surface based on shade, irrigation, and tree cover, and recurring pricing comes in below one-off visits.
